Expressions of interest are being sought by Suffolk Coastal in a
prime seafront leisure site at Felixstowe in the hope that
businesses will come forward with their proposals to redevelop the
site.
The 4,500 square metre site south of the Felixstowe Leisure
Centre includes the boating lake, go-kart area, and the lawned area
around the pond, and has been increasingly underused in recent
years.
“This is an excellent opportunity for someone to come up with
exciting ideas that could regenerate this site and provide some new
attractions that could be enjoyed by residents and visitors alike,”
said Cllr Robert Whiting, Cabinet Member for Resources.
“In these cash-strapped times, it is simply not possible for
this Council to invest the money needed to give this area the
bright fresh look that it so desperately needs. It would cost over
£100,000 just to sort out the problems with the boating lake, so we
have to look to businesses to come forward with their plans backed
with their funds.
“I hope this opportunity will prove attractive and will spark
some creative proposals that can be turned into reality. I would
urge any business that is serious about redeveloping this site to
have an early word with our planning team who are ready to give
free informed advice,” added Cllr Whiting.
The site is being marketed on behalf of the Council by its
partners NPS Property Consultants, and is available on either a
freehold or 125 year lease. Offers can be made for all of the site
or specific areas.
It includes the boating lake, which is approximately 1,450 square
metres, the kart track with is about 810 square metres, a 290
square metre kiosk and pedestrian area which separates the lake and
the track, and a 1,930 square metre lawned area and pond which is
currently used for donkey rides.
“This is a great redevelopment opportunity, with lots of
potential as a variety of uses are possible, although of course
everything would be subject to planning rules and regulations.
“The Council is one of the key partners of the Felixstowe
Futures project and we share their desire to promote its great days
by the sea. This site is an important piece in the jigsaw of the
resort’s attractions and we hope that it will be regenerated in a
way that will help boost the future viability of Felixstowe,” added
Cllr Whiting.
