The Government has set a national target for 60% of major
applications to be determined in 13 weeks. Suffolk Coastal is
committed to exceeding that target. To succeed, and provide you
with an even faster service, we need your help. If you follow the
advice in this guide, it will greatly improve our chance of
delivering the service described and getting a decision out to you
within our target time.
What is a major planning application?
We define a major planning application as:
- the creation of at least 10 residential units;
- residential development on a site having an area of at least
0.5 hectares;
- non-residential development on a site of at least 1
hectare;
- creation or change of use of 1000 square metres or more of
gross floor space (does not include housing).
What we will do for you
We will:
- Give advice on policy and strategy issues affecting your
development.
- Clearly set out the information which should accompany a major
planning application.
- Tell you our initial views on your scheme and invite you to a
meeting to discuss any issues or problems we find.
- Adopt a development team approach when appropriate.
- Identify amendments that could address any issues or
problems.
- Consult with the public, other Council services and other
affected people and bodies.
- Do our best to issue a decision on your application within 13
weeks, including any section 106 agreement.
What you can do to help
We need you to:
- Provide the information set out in the
pre-application checklist from the outset.
- Discuss your proposals with us at the earliest opportunity and
make time to attend meetings.
- Start consultation early and let us know whom you have
consulted (and their response).
- Work with us on any planning agreement as early as
possible.
- Make sure your application contains all the information set out
in the
major application checklist.
- Make amendments and or send us additional information requested
as soon as possible.
- Provide high quality presentational material as most major
applications are considered by a committee.
