What a local land charges search contains

SpeakerListen to the text on this page

A local land charges search usually consists of two forms - the LLC1 (Local Land Charges 1) form and the CON 29 (Conveyancing 29) form. The LLC1 form gives details of entries we have in the local land charges register for the property.

The CON 29 form contains a list of standard questions about the property and the area, and is divided into two parts - 'Required' questions and 'Optional' questions.

Below is the main information that will be shown on the replies to your local land charges search.

LLC1 and CON 29 'Required' forms

  • The planning history for the property back to 1947.

  • Outstanding financial charges owed to the Council for works carried out on the property.

  • Other documents issued by the Council that affect the property such as legal agreements, housing grants or certain environmental health notices.

  • Planning restrictions on the property such as enforcement and stop notices, conditional planning consents, restrictions on how you can develop the property, tree preservation orders and conservation areas.

  • Traffic schemes which the Council has approved for the road that the property is in (one-way streets, traffic calming, controlled parking zones, minor road widening, pedestrianisation, cycle tracks and other vehicle restrictions).

  • Whether the property is a listed building or is on the Council's local list of buildings of special historical or architectural interest.

  • If there is a compulsory purchase order either proposed or already affecting the property.

  • Policies contained in the Council's Development Plan for the property.

  • Details of building regulations on the property.

  • Identification of contaminated land within the property or on adjoining sites.

  • Proposals for new road, rail and tram schemes in the vicinity of the property that have been approved by the Council or government bodies.

  • Whether the Council is responsible for maintaining the road outside the property.

  • Outstanding notices (including building control notices)

In all cases the information given in a search response relates directly to the property searched upon unless otherwise indicated in the replies.

CON 29 'Optional' form

The following questions are contained on the CON 29 'Optional' form and the full wording of these questions can be found on the form. Each question on the 'Optional' from costs £12 each.
